Design and Construction Features

The Discovery Labs works with tenants to create spaces for life science companies and ensures that each space will be of suitable size, construction, and location to facilitate cleaning, maintenance, and proper operations. Lab spaces were designed and constructed to comply with cGMP standards. 

Cleanrooms

The Discovery Labs understands the importance of cGMP-compliant cleanrooms to support research initiatives. Life science companies need cleanrooms that can achieve very low airborne particle counts. The Discovery Labs will design your company a cGMP compliant cleanroom that maintains anywhere from ISO 8 to ISO 4 in critical zones. 

The quality of supply air and the removal efficiency of the HVAC systems at The Discovery Labs limits particle buildup and spread through the air. The Discovery Labs ensures that all cleanrooms demonstrate unidirectional air flow over critical equipment surfaces, and our team is happy to work with tenants to perform any necessary validation tests.

Ventilation, Air Filtration, and Climate Control

The Discovery Labs invested in high quality HVAC systems to ensure cGMP compliance and prevent the distribution or circulation of airborne particulates and contaminants..

Life science companies at The Discovery Labs will have:

• The proper system(s) for monitoring environmental conditions.
• The right equipment for adequate control over air pressure, micro-organisms, dust, humidity, and temperature.
• The ability to provide an air supply filtered through high-efficiency particulate air filters under positive pressure, regardless of whether flow is laminar or non-laminar.
• Ventilation and air filtration systems based on your specifications.

Plumbing, Sewage and Refuse, Washing and Toilet Facilities

The Discovery Labs offers laboratory space that complies with all cGMP regulations for water-related, maintenance, and trash facilities. 

Tenants at The Discovery Labs will have: 

• Potable water supplied under continuous positive pressure in plumbing systems free of defects that could contribute to product contamination.
• Adequately sized and designed drains (air break or mechanical device) to prevent back siphoning.
• Safe/sanitary disposal of sewage, trash, and other refuse.
• Buildings that are properly maintained in a clean/sanitary condition.
• Access to hot and cold water, soap or detergent, air driers or single-service towels, and clean toilet facilities.
